Minutes
Committee Members Present: Mary Kendall, Sue Senna, Kathy Stone, Tim Mosher, Jo Ann Diana, and Mazie McMahon Absent: Charles Franklin
There were no minutes to be read as RAC did not meet in February.
Items Discussed:
RAC versus SRHA Issues – RAC addresses large issues that affect the majority or all of the residents of the Ridge and issues that are of high cost. SRHA handles smaller day-to-day issues, such as: repairs, cleaning, maintenance of common areas, etc. That being said, RAC will accept any issues/concerns, and, if they are determined to be something for the SRHA, they will turn them over to the Board President.
Old Shuffleboard Court Area – With input from residents received over the past two months, RAC has 2 options for consideration:
Option 1: Replace the area with a pavilion and a bocce ball court and horseshoe pit. The pavilion would include picnic tables and a grilling area.
Option 2: Remove the shuffleboard area, replace it with grass and use for additional parking. Put a bocce ball court and horseshoe pit outside the outdoor patio by the indoor pool. There was concern that this would not be fair to smokers, since the outdoor patio is a designated smoking area. It was then agreed that the court and pit should not be located there. RAC will look for an alternate spot for the court and pit. RAC does want to keep the two together with a couple of benches for more socialization and ease of maintaining them.
RAC will look to get someone to do an artist’s rendition of each option so that people have a much clearer picture of what’s being proposed. And this will also help when being presented to Bob Young.
Front and Dover Gates: It was suggested that something be done with these gates to make them more secure. After discussion, it was decided that RAC will not take this issue to Mr. Young due to the fact that it has been done multiple times and the answer is always no, as it was at the recent January Town Hall Meeting.
Replacement of Solar Panels – Even though the solar heating system was fixed, the system and solar panels are old. Newer panels should work better. There is concern that when the roof was repaired a few years ago, all of the panels were not put back on. When RAC meets with management, they will inquire about the original installation contract and the warranty contract.
Stage Curtains – the SRHA has requested many times that the stage curtains be replaced. Management has agreed to have the curtains cleaned, but that does not fix the working condition of the curtains, which are 20 years old. It was brought to RAC’s attention that the curtains actually are a safety risk as individuals have to pull at and move the curtains by hand as the pulley system does not work. RAC will discuss this issue with Mr. Young as it is a large expense item and ask that replacement of the curtains be put in next year’s budget.
Resident Concerns: Residents had the following concerns/issues:
1. Not being able to open the sliding glass doors at the Clubhouse easily – this has been addressed with the previous maintenance supervisor and will be addressed again with the new one.
2. No smoke detectors in the Clubhouse and Activity Center – the SRHA has addressed this and they will be installed in April.
3. Mosquito Spraying – Residents were advised that anyone can call the County and they will come and spray. RAC will check with the new manager to see if he plans to do this.
4. Additional umbrellas needed at outdoor pool – Residents were advised that the smoking area has two tables with umbrellas and that it will stay that way. RAC will ask Management for additional umbrellas for the existing tables and 1 additional table.
5. Homes not in compliance with carport maintenance – RAC will give Management the addresses of homes that are not in compliance.
6. Is the Ridge really a 55+ Community – Yes – the standard rule of a 55+ Community is 80% 55 and over and 20% can be under age 55 but over 18. No one under 18 is allowed. Strawberry Ridge; however, tries to maintain an 88/12 to 90/10 percentage. Residents are advised to contact management if they know of anyone under the age of 18 residing in the Ridge.
Meeting with Bob Young – RAC will have its 2nd quarterly meeting with Bob Young on April 18th. This is not an open meeting for residents.
The meeting adjourned at 7:45 PM.

Residents that have issues for RAC are asked to complete a Resident Concern Form, which can be downloaded from the RAC Blog.
