R.A.C. MEETING MINUTES

Strawberry Ridge Resident Advisory Council

November 24, 2020


Welcome and Meeting Rules:

The committee met via Zoom due to Covid-19 and social distancing.


Members Present:

Vicky Vilchez, Mary Kendall, Celeste DiVito, Carol Cavanaugh


Members Absent:

Tim Mosher, Jean DiBeneditto (Board Liaison)


Vicky has not heard from Tim recently and will reach out to him to be sure he still wants to serve on the committee.


New HOA Liaison – Jean DiBeneditto:

As mentioned at the last meeting, Sharon McHenry was our Board Liaison, however, she resigned from HOA. Jean DiBeneditto is now our Board Liaison. Jean is currently in the hospital. We wish her a speedy recovery.


Review of purpose of RAC and procedure for submitting issues:

  • Purpose of RAC

  • RAC was formed by owners of management to facilitate communication between residents and management, particularly on long-range issues.

  • Procedure

  • Residents are to take issues to Keith. If the issue is not resolved within a reasonable period of time, the resident should fill out a RAC form (which are available at the Activity Center).

  • At this point, RAC becomes involved to negotiate a satisfactory resolution.

  • The procedure has been posted on the Blog. We might consider asking Chris to post something on Facebook.

  • Please keep reminding people how the procedure works.


Old Business:

  1. Flooding at Mulrennen gate entrance

  • The situation has improved. However, the water is still not receding like it should. More tweaking needs to be done to correct the issue. The job was poorly done and this is an issue that needs to be readdressed.

  • Vicky will see what Keith says and bring it back to the committee. Keith may have to discuss the issue with the county.

  1. Status of Lift stations/EPA issues

  • We do not have any new information.

  • Vicky will follow up with Keith after the holiday.

  1. Children, trespassers loitering/living in SR

  • This probably won’t be anything that changes soon.

  • There are limitations on evictions right now.

  • We have one person who continues to be seen in the Activity Center and Clubhouse after hours.

    • The main issue here is the safety and well being of our residents.

    • No one is to be in these buildings after hours. Sometimes people will be watching a movie or finishing a card game, etc. and they are allowed to finish up. Once done, they are to make sure the doors are closed and locked.

    • The issue should have been reported to Keith. Vicky will make sure he is aware of the situation and suggest that Don do a more thorough check of the buildings before locking up.

  • Children –Cyndi King addressed this at the last management meeting. She made it clear that management will not put limitations on residents regarding their grandchildren. With the exception of biking, a resident should be with the children at the pool, Clubhouse, or Activity Center. Vicky will suggest to Keith that he put something out for grandchildren to observe safety rules while riding bikes. Vicky will not readdress the issue with Keith again.


  1. Pools, activity center maintenance

  • There may still be some cleanliness issues with the outdoor pool, however, Vicky has seen Victor testing the pool at least twice. Generally, the facilities seem to be maintained satisfactorily.


New Business:

  1. Storm debris, tree/street maintenance

  • It was brought to RAC’s attention that there was minor debris in the street and some properties after the recent hurricane scare.

  • Vicky discussed this with Keith, who said he received some kudos from residents about getting things cleaned up so quickly. Keith said they do not plan on getting a street sweeper.

  1. Communication between management and residents

  • This was an issue raised outside of RAC.

  • We have a good line of communication with management. Vicky said she communicates with Keith regularly via texts and email and Keith always responds back in a timely manner.

  1. Water Shut Off

  • Vicky and Mary were on a call with Keith and talked about the water shut off on 12/01/20.

  • They learned the work needs to be done in one day. The county will be shutting off the water in the new section first, which is on one drain. Then, they will shut off the water in another section west of Choo Choo, which is on another drain.

  • The issue of getting the message to residents not having internet or computers was brought up.

    • Keith will call up the people who deliver The Toppings and ask them to insert a flyer informing residents of the water shut off and safety precautions which will need to be taken, such as having to boil their water and possibly having water available by filling up their bathtub or filling a few containers ahead of time.

    • Flyers will also be posted at mail locations.

    • People should also be encouraged to share information with their neighbors about the water shut off.
