R.A.C. MEETING MINUTES

Strawberry Ridge Resident Advisory Council

January 26, 2021


Welcome and Meeting Rules:

Mary Kendall called the meeting to order at 7PM. The committee continues to meet via Zoom due to Covid-19 and social distancing. Everyone is familiar with the rules, so we didn’t go over them.


Members Present:

Mary Kendall, Celeste DiVito, Carol Cavanaugh, Jean DiBeneditto (Board Liaison).


Members Absent:

None


Old Business:

  • Flooding at Mulrennen Gate Management:

  • Management is redoing landscaping and rethinking related issues.

  • Status of Lift stations/EPA issues

  • The pump was replaced on 7/08/2020.

  • Celeste thought there were two pumps that needed to be replaced and had contacted EPA, but they have not gotten back in touch with her. Mary will check with Keith. Celeste will check with EPA and see if they know anything more.

  • Increase volume of sirens at Lift stations

  • Mary asked Keith about this. She also asked him about a system to alert the office when the sirens are going off. There have been improvements since last fall with the new company

  • Email Blast

  • This is for management to notify residents of issues going on in the community. If a resident does not have an email address, they should provide the office with the email address of a family member or friend who can receive an email on their behalf and notify the resident.

  • Emergency Phone System

  • Keith is willing to discuss this with HOA and RAC. He said it had been discussed before and didn’t go anywhere. Rose said she has been working on this system with Keith for about two years. Something has recently been added to the form people fill out at closing asking for information about being included in the phone book that says yes or no about incorporating the system. Mary will follow up with Keith.

New Business:

  • Condition of bathrooms in Clubhouse and Activity Center

  • They have installed electric hand dryers but there are still holes in the wall that need repairing and also nails to be removed.

  • Face Mask signs are not up on all buildings

  • People are meeting in these areas without face masks. When they are asked about it, they say there are only a few people in their group and they are keeping six feet apart.

  • There has also been a man that goes to the Activity Center almost every day that watches TV and does not wear a mask.

  • The County has a code violation department, for business, that you can call regarding this. If the store manager does not call the people out and offer them a face mask, you can call them at 813-247-8000 and say you want to report a face covering violation. This line is actually set up for businesses not enforcing face mask requirements. They will call the Sheriff’s Department, and they will come in.

  • Celeste suggested putting something in the Blast with clarification about face masks.

  • Conditions at Outdoor Pool

  • Ken said the temperature at the pool has been 74 degrees. Mary reminded everyone that the pool will not get to 80 degrees in the winter. We have not had a lot of sun and the cooler temperatures at night cool the water down.

  • Victor usually takes care of the pool. He has not been seen lately. Mary will follow up to make sure the pool and other areas are being taken care of.

  • 13 Houses without electricity last week

  • This was caused by blown transformer. Concern was that it affected the pumps.

  • Mary received a RAC Form submitted last month that she just received recently about a house on Silver Streak in ill repair.

  • The house has been done. They had a lot of trash that was picked up and power washing has been done.

  • Celeste asked Mary when she would be driving around the property with Keith to find houses that need work. Mary clarified that she does not do this.

  • Celeste said there are some houses for sale onChoo Choo and there is a house on that street is in ill repair, which might deter sales. Mary said Keith is out of the office right now but she will follow up with him when he returns.

  • RAC Form submissions

  • Mary asked if it would be okay to have people email or text RAC issues directly to her instead of submitting a form at the office. No one objected.

  • Pending issues

  • Ken said there are several pending issues we did not address.

    • Blinds in Activity Center and Exercise Room that are missing.

    • Crack at the pool that people are tripping over and grates that need repair by the shower and hot tub.

    • Celeste will check the area again and advise Mary.

    • Back room at Activity Center has a cabinet door that has been broken off the hinges for the past six months.

    • Mary said these are not RAC issues. 1/27/21 Re thought the issues and will bring all these issues to Keith
