R.A.C. MEETING MINUTES

Strawberry Ridge Resident Advisory Council

March 23, 2021


Welcome and Meeting Rules:

Mary Kendall called the meeting (via Zoom and some at AC) to order at 7PM. Meeting rules were reviewed and available on the tables in AC:

  • Please turn off cell phones.

  • If someone is speaking, please do not interrupt them and let them finish. Everyone has a right to their opinion.

  • If there is a disagreement and it continues, Mary can mute any one of us.

Members Present:

Mary Kendall, Celeste DiVito, Carol Cavanaugh, Board Liaison Ruth Chewning (attended

in Board Liaison Jean DiBeniditto’s place).


Members Absent:

None


Old Business:

  • Squirrels in Clubhouse:

  • Victor is working on this.

  • Pothole on Casey Jones:

  • This has been fixed.

  • Railroad Ties on Strawberry Junction, Lawn, Grading:

  • Work was started on 3/18/21.

  • Work was delayed because they had to call in heavy equipment to remove tree roots before doing grading and sodding.

  • House on Choo Choo:

  • This was used as an Air B and B.

  • House is up for sale.

New Business:


  • Mary reviewed the process for complaints:

  • Take any issues to management first.

  • If the issue is not resolved in a timely fashion, then fill out a RAC form (available at AC) or email Mary Kendall.

  • Leaf Cleaning on the Boulevard and Common Areas:

  • There was a truck picking up leaves on both sides of the Boulevard.

  • This process needs to be done in front of the clubhouse and other common areas as well. Keith is looking into it.

  • It was suggested that management bring in people to trim all the trees in the complex periodically.

  • Issue will be discussed with management.

  • Who Owns the Fence behind the Houses on Choo Choo?:

  • The park owns the fence.

  • Issue is no one is cleaning out the tall weeds on the railroad side.

  • Resident was asked to bring it to management to address.

  • Who is responsible for replacing the valves in the water meters?:

  • Maintenance is responsible for changing valves.

  • Resident sited confusion and said a neighbor was told he was responsible and tried to repair it himself.

  • Mary said we will discuss with management tomorrow at our meeting.

  • Pool – How can we better keep non-residents out?:

  • Several ideas were brought up

  • Very difficult to come up with a viable solution.

  • If someone is threatening, call 911.

  • If someone is acting inappropriately, contact the office.

  • Replace phone in Pool/AC area and provide Defibrillator by Pool:

  • Defibrillators require proper training to use.

  • It was suggested that if management is not willing to put a Defibrillator in the pool, they could possibly compromise and put the phone back in.

  • How can we help those who cannot keep up with keeping their property/car ports in proper order?:

  • If someone is unable to do their lawn, power wash their house, etc., please check with the Benevolent Fund.

  • Houses for sale by Strawberry Ridge are not keeping up property:

  • This will be addressed at meeting with management.

  • Street Sweeper:

  • No street sweeper will be brought in
