R.A.C. MEETING MINUTES – October 27, 2020


Strawberry Ridge Resident Advisory Council

October 27, 2020


Welcome and Meeting Rules:

The committee is now meeting via Zoom due to Covid-19 and social distancing.


Members Present:

Mary Kendall, Celeste Di Vito, Vicky Vilchez, Carol Cavanaugh, Jean Di Beneditto



Members Absent:

Tim Mosher, Jean Di Beneditto


Members of Committee:

Sharon McHenry was our Board Liaison, however, she resigned from HOA. Jean DiBeneditto has been assigned as the new Board Liaison.


We now have all seats on the committee filled.



Review of September 2020 Quarterly Meeting with Management:

  • Minutes taken by Cindy King were emailed to committee (see 6/19/20 email from Vicky).

  • Minutes are for RAC Committee and management viewing and sharing.

Old Business:

  1. Lift Stations/EPA issues

  • Issue has been addressed. Some residents still experiencing problems, including sewage seeping into houses.

  • 2 out of 3 of the pumps have been repaired. Management looking into repairing last one.

  1. A/C in fitness building repaired.

  • Fitness Room was without A/C for a long time.

  • Determined wrong unit had been put in originally and unit had to be replaced. Now fixed.

  1. Fitness classes have resumed in the clubhouse to allow for social distancing.

  • Going well. Usually only have 5-6 residents attending. Safer for social distancing than the aerobics room.

  1. Flooding issues on Whistle Stop corrected.

  • It was pointed that TECO owns the land behind us and management might ask them to pay for damages.

  1. Air BnB rentals down to one unit: to be eliminated per Rules Committee

  • Improvement, however, it was pointed out that there are still many young adults and children in the park.

  • Difficult for Management to handle. All residents (whether living or renting here) are to be screened by office first.

  • Need to keep in mind this is an 80/20 55 and over committee, so there will always be a small percentage of those under 55.

  • We will continue to keep an eye on this.

  1. Census

  • Usually should be done every 2 years, however, the office keeps records on residents, which should be sufficient to track 80/20 age restrictions.

Other Old Business:

Continue to monitor issues brought to our attention.

New Business:

Issue was brought up to request residents not bring grandchildren to the pool due to risk of Covid-19 in older residents. This needs to go through the chain of command – take the issue to management. If not resolved, fill out a RAC form.
