R.A.C.MEETING MINUTES 11/22/16
RAC Meeting
November 22, 2016
M I N U T E S
All committee members were present: Mary Kendall, Tim Mosher, Kathy Stone, Sue Senna, Charles Franklin, Jo Ann Diana, and Mazie McMahon
Mazie welcomed everyone to the meeting and then reviewed the meeting guidelines:
1. Cell phones to be turned off
2. One person speaks at a time
3. No interruptions when someone is speaking
The following items were discussed:
Resident Concern Form
RAC is reinstituting the Resident Concern Form. Residents are asked to use this form for issues/concerns/suggestions they have for RAC to review and discuss. Residents can also use email instead of the form – send email to Mazie McMahon at mazie.mcmahon@gmail.com. RAC does not want to misconstrue any issues they receive – having issues in writing will alleviate this problem. The Resident Concern forms are available outside the HOA Office in the activity center. Forms are also available from any committee member. RAC will look into having the form available for download on the Blog. Mazie will talk to Chris Ritter about this and also setting up a RAC blog, similar to the ones other committees/clubs have – they are located on the right side of the Strawberry Ridge Blog.
Quarterly Meeting with Bob Young
RAC will request to meet with Bob on January 11th when he is at the Ridge for the Town Hall Meeting. Once the minutes of the meeting are received from Bob, they will be posted to the Blog and in Toppings.
Reflectors
Resident concerned about reflectors in residents’ yards leaning towards road. Not a RAC issue. Suggest putting a blurb on the Blog and in Toppings about keeping the reflectors upright.
Outdoor Pool – Heating System
RAC will take the issue of repairing and/or replacing the solar panel heating system at the outdoor pool so that it can be used year round to Bob Young.
Lift for Outdoor Pool
This issue has gone to Bob before; however, RAC will revisit it with him.
Damage to Tennis & Pickle Ball Courts
This was discussed with Terri Passaro, the General Manager. She acknowledged the damage and they will make repairs to the extent they can. RAC will take this to Bob – the courts need to be replaced
Old Shuffleboard Courts Area
This area is an “eyesore” and something needs to be done with it. RAC will ask for residents’ input on this. Suggestions to date include: a pavilion with picnic tables, additional parking for events, add bocce ball court, and golf green sand trap/putting green.
Bushes at Activity Center
The bushes at the activity center, particularly the ones near the fitness center, are dying because the sprinklers don’t work. This issue was discussed with Terri the week prior – they are waiting for a new pump. Note: the new pump came in and was installed this morning. The sprinklers were tested and are working. Management did say that they would replace any bushes that die.
Storage Gate Lock
This is an ongoing issue. It’s been “fixed” a number of times, but it does not work. Will discuss with Terri at next management meeting.
Street Light – Strawberry Ridge Blvd.
The street light between 408 and 410 SRB does not work and has not for months. This was discussed with Terri last week. She thought it had been fixed and will work to get it resolved. NOTE: As of 12/1, the light has not been fixed and it has been brought to RAC’s attention that another light at the beginning of the Blvd. also does not work. Also, some of the lights on the Blvd need to be cleaned – they are green. In addition there are street lights throughout the park that are blocked from tree limbs around them. The street lights and tree growth issue will be discussed at the next management meeting.
Smoking at Clubhouse and Activity Center
A resident concern was received about people smoking right outside the Clubhouse and Activity Center. There are residents that use oxygen and this presents a real safety concern for them. Additionally, people are affected by second hand smoke. During the discussion, the issue of where people can smoke around the outdoor pool came up. There should be designated smoking areas. RAC will discuss this issue at the next management meeting.
Pets
There are many residents who are upset with other residents allowing their dogs to relieve themselves on their yards and not clean up after them. Additionally, residents have “no dogs” signs on their yards and other residents do not respect the signs. This is an ongoing issue and one that has seemed to increase. There was much discussion on this from both sides. One resident stated that she had to put in bushes because another resident continued to bring her dog onto her lawn even though she had been asked to stop. Other residents stated that people have let their dogs go on their yard without picking it up and when they asked the dog owner to clean it up, they refused. One resident stated that he respects the signs that people have on their lawns and keeps his dog off those lawns. He faithfully picks up after his dog. And he reminded everyone that even though there are “designated” areas in the park for dogs to go, people still have to walk their dogs to them. He also reminded everyone that Strawberry Ridge is a pet friendly community.
Residents agreed that there needs to be consequences to people who violate the Park’s pet rules and people need to be reminded about the rules.
Mazie stated that this issue was discussed with Terri. Terri asks that residents contact her about people who are violating the park pet rules. She will need the name and/or address of the violator. She takes this issue very seriously and will address each complaint. In fact, she currently has a resident that has been sent 2 violation notices. Residents suggested that monetary penalties should be imposed for 1st, 2nd, and final notices.
Mazie stated that there was no “real” resolution to this problem that would be satisfactory to everyone. She said that this was an issue that residents could bring up to Bob Young at the January Town Hall Meeting on January 11th at 6PM in the Clubhouse.
Additionally, the subject of feral cats was brought up. This can be further discussed at the December RAC meeting and RAC will discuss it with Terri at the next management meeting.
As a result of this discussion, RAC will put together a “Pet Reminder Informational Announcement” for the bulletin boards and the Blog. RAC will also put this in the January issue of Toppings.
The meeting adjourned at 8:10PM.
NOTE: Subsequent to the meeting, the RAC monthly meetings have been scheduled for December and 2017. RAC meetings will be held on the 4th Tuesday of every month in the Activity Center at 7PM. Meetings will start promptly at 7:00. Depending on the number of residents attending, the meeting will be held in the back room (where the puzzle closet is) or the main room.
